Below is a broad estimate of our fees when instructed privately.
Please note that these fees do not apply when instructed under a public funding scheme:

Our fixed fees

Our fixed fees cover the work necessary to complete the purchase or sale of your home, and includes dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

 Our fee assumes:

  1. this is a standard transaction and no unforeseen matters arise such as but not limited to a defect in title which requires further work to rectify before completion or the preparation of additional documents in addition and connected to the main transaction

  2. an assignment of an existing lease and not the grant of a new lease

  3. the transaction concludes within the expected timescales and there are no unforeseen complications

  4. all parties to the transaction are co-operative and no unreasonable delay is occasioned by third parties.

  5. That you engage fully with the process and provide documentation when required.

  6. no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Purchase or Sale of a freehold residential property

The amount that you will need to pay will include our fixed fees, additional fees and disbursements as set out below. 

The disbursements required for a Sale and Purchase differ.  We set out the typical disbursements below and in general terms the disbursements on sale are significant less and no Stamp Duty or Land Registry fee (save for obtaining Land Registry entries) are required.

The disbursements and our additional fees will vary depending on the nature of your transaction whereas our fixed fees will remain the same unless the circumstances set above occur. 

Leasehold:

A supplementary charge of £175.00 plus VAT of £35.00 giving £210.00 in addition to the fixed fees above for Leasehold property.

In addition to the Fixed Fee and if applicable supplementary charge above the following additional charges apply.

Your transaction will likely incur at least one electronic money transfer. If you have a mortgage to discharge, an electronic money transfer will be required. For purchasers, a further electronic money transfer may also be necessary, depending on your circumstances.

Additional Fees:

AML Search (per person): £11.25

  • VAT: £2.25

  • Subtotal: £13.50

Disbursements

Disbursements are costs payable to third parties, such as Land Registry fees. We handle these payments on your behalf to make the process smoother. Below are the likely disbursements for a typical transaction. Please note that these figures are for illustration, as fees may vary. a) Typical Disbursements

Purchase:

  • Index Map Search Fee: £4.00

  • Bankruptcy Search: £2.00 per name

  • Search with Priority: £3.00 per title number

  • Local Authority Search (Approx.): £215.00

  • Drainage and Water Search (Approx.): £105.00

  • Environmental Search (Approx.): £90.00

  • Chancel Search (Approx.): £27.60

Additional searches may be required based on the property location.

Sale:

  • Land Registry Office Copies: £6.00 - £15.00

b) Stamp Duty or Land Tax (on purchase)

Stamp Duty depends on your property price. You can calculate the amount payable via the HMRC website or for Welsh properties, the Welsh Revenue Authority website.

c) Land Registry Fee (on purchase)

This fee depends on the purchase price and whether the property is registered or unregistered. It ranges from £20 to £1,105. For more details, visit the HM Land Registry website.

d) Possible Additional Disbursements (leasehold matters)

  • Notice of Transfer Fee: £50.00 - £150.00

  • Notice of Charge Fee (if mortgaged): £50.00 - £150.00

  • Deed of Covenant Fee: £50.00 - £150.00 (varies by management company)

  • Certificate of Compliance Fee: £50.00 - £150.00 (depending on the lease)

These fees may vary significantly depending on the property. We will provide an accurate figure upon receiving your documents. Additionally, ground rent and service charges may apply throughout your leasehold ownership. We will confirm these once the information is available.
